May 2023 Amendments


The proposals have evolved since 2021 to take on board consultation feedback; feedback from the local planning authority and local highways authority; and the results of detailed technical testing. There has also been some joint working with Catesby Estates, applicant for the Hollands Farm proposals, to consider the best approach to deliver the allocation site as a whole. This has included a joint Environmental Impact Assessment. The key changes are set out below:

  • Up to 72 new homes, to be a mix of 1-,2-,3- and 4-bedroom properties
  • Building heights will be predominately 2 and 2.5 storey, with some 3 storey buildings next to Bridgestone Drive
  • Building heights will be lower in the eastern part of the site, adjacent to Hawks Hill, to respect local character
  • The masterplan for the site remains landscape-led in design
  • The masterplan includes a large green buffer of at least 21 metres along the eastern boundary to respect local character
  • The masterplan includes areas of play space in the centre of the development
  • It is proposed by the applicants that access to the new development from Princes Road will be restricted to emergency vehicles only. This will not affect existing residents who use Princes Road to access their homes
  • There will also be a vehicular link to the edge of the site’s southern boundary to facilitate a connection to the neighbouring Hollands Farm site
  • Cycle and pedestrian access will continue to be provided via Bridgestone Drive, Princes Road and up to the neighbouring Hollands Farm site to encourage walking and cycling
  • The proposals continue to provide carefully considered new landscaping across the site and along the boundaries
  • The existing Public Right of Way will be retained and enhanced
  • Vehicular access remains via Bridgestone Drive

Capreon have submitted an outline planning application with all matters reserved. This means that detailed design matters such as building appearance, site layout and details of landscape will be provided later, under separate planning submissions known as Reserved Matters.
